How Living Solution Works



Design

Does your home need an update or maybe you are stuck making decisions on a paint

color or you want to make your new home reflect your personality and lifestyle? The first

step is a phone conversation or a face to face meeting. Our initial design meeting will also

give us an opportunity to get to know one another, so I can better assess the scope of the

project, budget and overall preferences. We will discuss how you would prefer to work

- simply by the hour or by the job.


I will work with you in two ways:

  • Do you need help with paint colors, furniture arrangement or anything that will require an hour or two of design assistance? Hiring Living Solutions by the hour might be right for you. The hourly at rate is $70.00.
  • If you need an area/room or even a whole house renovated then a job quotation may be the best option for you. After our initial visit, I will prepare a proposal that will contain the job's scope of services, the time required to complete your project and all the associated costs for the design consultation. As long as the scope of the project does not change, I will guarantee my fee will not exceed the proposed amount -  even if it requires more time to complete!


Home Staging

When a prospective buyer walks through your home they should be able to envision your house as their new home. Removing as

much miscellaneous non-essential items as needed will help create more space. Adding a few accessories to the furniture and items you already own will add the final touches. Living Solutions can evaluate what changes need to be made to ready your home for sale and then stage your home with your furniture and with accessories from our own inventory.


 I work with:

  • The homeowner directly making recommendations to prepare the home for sale, photos and showings.
  • The realtor who prefers to hire the expertise of a home stager to prepare the home for the selling market.

Selling your home

  • Our first meeting is to learn about your timeline, goals and discuss how to best ready your home for selling. It is also the time to get to know one another.
  • During our second meeting we will discuss your home value, how I will market your home to achieve the best possible price and discuss the advantages of Weichert's full service package.
  • Once you are ready to list your home I will work tirelessly to sell your home from marketing, through final negotiations and on to closing - all with great communication.


Buying a home

  • Our first meeting will give us the opportunity to get to know one another, review the specifics you are looking for in a home, discuss the home buying process, financing and what to expect when buying a home. I will also review the advantages of working with a Weichert realtor and the complete list of services we offer that differentiates us in the triangle market.
  • ​I will set up your own personal link to enable you to review homes, that meet your specific criteria, as soon as they come on the market. And I will look beyond the MLS at additional sources for homes. Onceyou see a home that you are interested in or I spot one that I feel might be perfect for you, let's go take a look!
  • Once you find the home that you are excited about, I will walk you through the process of placing an offer and I will negotiate terms with the seller in your behalf.
  • Success! Your offer is accepted! I will help you with the discovery process by providing inspection resources. I will be there during every step during all inspections so that you understand the condition of the home you are about to purchase. If there are required repairs, I will negotiate with the seller on your behalf until an agreement is reached.
  • On to closing! I will be with you all the way until you receive the keys to your new home!
